Destination Shamshabad

By Mouli Mareedu

If you want to purchase a plot or a house in Hyderabad, it is better to choose Shamshabad area, which is the cheapest place to buy a plot or an independent villa in the city. Many prefer to invest in and around Shamshabad locality as it is fast becoming a major hub with facilities like international airport, 5.1 km-long P V Narasimha Rao Elevated Express Way and Outer Ring Road (ORR) connectivity to Shamshabad.

Rakesh Talwar, country head, marketing and sales, Karvy Realty (India) Limited, said Shamshabad was the cheapest place to purchase a dream house or a plot than other areas in Hyderabad. In the present scenario, each square yard of plot will cost Rs 4,000 in the area. “No doubt at all, Shamshabad will become a major hub for international business activities in the near future as many firms are planning to set up base at Shamshabad,” Rakesh Talwar said.

Karvy Realty (India) Limited (KRIL) is promoted by Karvy Group, India’s largest financial services group. The group carries forward its legacy of trust and excellence in investor and customer services delivered with passion and the highest level of quality that align with global standards. Karvy Realty (India) Limited was incorporated in 2007, headquartered in Hyderabad and activities in all major cities in India including New Delhi, Kolkata, Lucknow, Chennai, Mysore, Bangalore, Visakhapatnam and also Dubai.

Initially, Karvy Realty (India) Limited was a massive corporate brokerage firm marketing various realty products in India. Now, Karvy Realty is associated with as many as 100 leading firms in real estate and property services offering - buying, selling, renting of properties, identifying valuable investment opportunities in the real estate sector and facilitating financial support for real estate and investments in properties. “We not only do the marketing of various products for outside realty firms, but we also started our own huge venture in Hyderabad,” Rakesh Talwar added.

Rakesh Talwar felt that the realty firms face some hard time in Hyderabad as some group of people hesitate to invest in real estate. “We divide the buyers into three - one is lower income group who are ready to invest Rs. 10 to 20 lakh, middle class group who can invest at least Rs 30 to 70 lakh and high level people who are ready to invest Rs 80 lakh and above for a home. The real estate firms slightly face hard times due to middle class people repetitively postponing purchase of a house,” he explained.

Talking about the newly-started venture at Ameerpet near Timmapur in Hyderabad by Karvy Realty (India) Limited, Rakesh Talwar said the project was Karvy Nova on 170-acre plot. “As per the project, Karvy Nova, we plan to build at least 100 villas including row houses and develop 1,500 plots. Approximately Rs 80 crores have been invested in this venture and it will be completed within nine months,” he said.

Rakesh Talwar said the layout was approved by HUDA and had underground electrical cabling for street lights, avenue plantation, water connection through over-head tank, fully landscaped garden, compound walls with well-designed entrance arch, 24X7 security. “We are also planning to start the same project, Karvy Nova, at Boghapuram area in Visakhapatnam soon,” he revealed.
